It's late August, 2020 -- we've all been running non-stop for three months, now. The surge in people wanting to live in the Traverse City area has been STUNNING. I've been saying for 15 years that the world was coming to T.C. I never imagined we'd have a year where it happened all at once.
This is a moment in world economic history. Covid-19 forced industries to embrace 'remote workers' (i.e., build the platforms and create protocols to effectively deal with them). In doing so, industries everywhere realized they would save tens of millions of dollars. While remote workers realized they would instantly have a significantly better lifestyle. No more commutes, no more idle chatter at the coffee pot, no more a lot of things (business attire, lunches, etc.). 500 years from now, they will study this year in macro economics. Everything is going to change. New York city currently has 8.3 million residents. It is one of the most expensive places in the world to live. Ten years from now, there may be 4 million people living in New York city and it might be one of the least expensive places to live. Now that upper end management can live anywhere, EVERYONE is flocking to places like northwest lower Michigan. And they're coming into a market that was already short on supply of houses. This is NOT going to go backward. The remote worker is not going to go 'back in the bottle'. The world is going to change tremendously in many, many directions. Add to this the online sales revolution that will reshape retail stores (don't worry, something cool will take their place, downtowns WILL NOT die) . . . and what's ahead of us is a world of change. And opportunity!
In Traverse City, real estate is on a rocket ride -- and will continue to be so for years to come. Why? We have everything you could want in a community (beautiful beaches and hills, arts, foodie scene, vineyards, low crime, recreational trails, harbors, a great hospital, good schools, walk-able neighborhoods -- and, most importantly for remote workers, a jet airport THREE MILES from downtown). That's why everyone is flocking here. If you're a Buyer, get good representation and buy something NOW, even though you hate bidding wars. True, you could step back and wait for the dust to settle.
